Dear Lisa, Thank you for helping us sell our house. Cullen an I enjoyed working with you on this joint project in spite of the fact that your 'helpful suggestions' always translated into more work for us. Although I always knew that selling a house would be a stressful experience (from all the stories and jokes I had heard over the years) I still underestimated how stressful it really is. I am naturally assuming the seller wants to maximize on the price and speed in selling their house, as we did. As you know when I originally contacted you to schedule an interview about possibly using your services I told you that I would be interviewing a few different agents before making my choice. You had some tough competiton however within 5 minutes I knew you were THE one. I immediately felt comfortable with your friendly, easy going yet professional nature. I think this is a very important quality from both prespectives, the buyers as well as the sellers. You listened to our wishes and our needs and immediately helped us put a plan into action that we were all comfortable with. This, I think, is another important factor from the seller's prespective: when all parties are in sync it goes a long way in making the venture seem like a partnership and therefore somehow a little easier. I'll always remember the time I phoned you in a panic because I couldn't find the 'right' area rug for the front hall (one of your 'suggestions') and you very calmly told me not to worry, you would try to find one and you DID! Thank you. The 2 days of Open House went as planned: I did my part by staying away and I know you did your part because we had 3 offers at the end of it. WOW The combined efforts of the 3 of us produced a win/win result and that just can't be topped! Cullen and I look forward to moving into the next phase of our life as we wish the new buyer looks forward to the same in our former house. For you, we wish you the best of luck, continued success and happiness now and going into the future.

Making An Offer >Keeping Your Earnest Money Safe
When you make an offer on a house, it is accompanied by an earnest money check. Earnest money is intended to demonstrate that you are "in earnest" about purchasing the property. The earnest money check is made out to the listing company. What happens to this check?
The party holding the check acts as an escrow agent until you go into closing. At that time you will receive credit for the amount of your check against the down payment and closing costs. Real estate brokers are required by law to keep escrow funds in a special account. These funds cannot be used to pay any other expenses associated with the sale. If you don't complete the transaction, the purchase contract determines the disposition of your earnest money funds. Be sure to review this part of your contract with the real estate agent.
If you are in default on your agreement, the funds may go to the sellers, so be sure that you understand the deadlines in order to avoid breach of contract and forfeiture of your deposit. If you have any questions, be sure to ask your real estate agent for advice.
